Job Description

Objective:

The Leasing Consultant aides in the successful leasing of our properties.  Provides excellent customer service and ensures the highest levels of resident and prospect satisfaction while assisting in the day-to-day operation of the property.  The company emphasizes a team approach to fulfill the company’s and owner’s objectives.  This position is also responsible for complying with all state, federal and/or local laws relating to Fair Housing Regulations.

Major Responsibilities:

  1. Lease apartments and maintain a satisfactory closing ratio.
  • Have a thorough understanding of the property and the surrounding area, the competition, and the neighborhood services and amenities.
  • Effectively communicate to the prospect all community amenities and services.
  • Develop a telephone presentation that will attract potential residents, and answer and overcome any objections a prospect may have.
  1. Maintain complete knowledge of the competition and provide the Property Manager with up to date market information.
  • Prepare market surveys and visit competition properties as needed to obtain information on the services, concessions and physical condition of the properties.
  • Suggest marketing programs to increase the appeal of the vacant units.
  1. Become familiar with the general office procedures that are necessary to ensure an efficiently run management office.
  • Document resident conversations in the resident’s files.
  • Prepare leases and set up move-in appointments.
  1. Pre-qualify applicants in a manner consistent with the property’s resident selection criteria.
  • Obtain credit reports; verify employment and prior rental references.
  1. Must be able to do outreach marketing, corporate calling, direct mail to competitors and any other market tasks set forth by the Property Manager.
  1. Actively contribute to the spirit of teamwork at both company and property levels to assure the success of the organization.

Requirements

Qualifications:

  • High school education or equivalent.
  • Previous leasing experience preferred.
  • Well groomed, pleasant and courteous.
  • Ability to work with persons of all backgrounds and understand problems of the residents.
